2) Measure & layout
Precise measurements. Two practical layouts that fit furniture and traffic, plus rail/stair positions and shade ideas.

3) Wood vs composite, with real numbers
Side-by-side options (decking, railings, lighting). Good/Better/Best pricing so you can choose where to invest.

4) Permits/HOA & schedule
We handle approvals in Wake, Chatham, and Durham. Long-lead materials are ordered first; you get a clear start window and timeline.

5) Build it right
Footings to depth, 6×6 posts on bases, beams sized to span, hurricane ties, ledger flashing done right, joist tape for composites, code-height rails, safe stairs. Clean site, steady updates.

6) Walkthrough & care
We test rails/fasteners, set lighting, and review care for wood or composite. Close-out docs and warranty in writing.
